Metal Roofing goes on, garage front finished

Today was day 5 of the roof installation and they have another full day and part of one more later this week.  While this isn't a complicated roof, there are just enough things like valleys (2) and intersections and changes in overhang length that make the work more difficult.  The additional day later this week is to allow two more long sections (37 foot sections) to be delivered - the order was intentionally cut close to avoid having left over material which is a good thing since it's not inexpensive.  The house is now officially gray other than the doors and windows.  We have chosen paint colors and the power washing and primer should be going on later this week.

Mario and his crew showed up today to finish the front of the garage, trimming out the interior of the windows to accept sheetrock and constructing the transoms over 5 of the doors.  They also tweaked the hallway niche to make it a true niche and installed the kitchen island with a 2z6 wall to pull the cabinets out to 30" depth since that's the prep space and coffee/tea bar area.

 The Blown Cellulose team arrived late in the day and began planning out their work for tomorrow; the ceiling will be their most difficult challenge with portions being flat and others being at the 4:12 pitch.  They'd like to have their shot at insulation before the ceiling joists and the HVAC ductwork is installed but it's a common theme among the trades which is hard to accommodate.

The south side of the roof - as of Saturday afternoon.  Flashing for Skylight is yet to be installed and ridge cap will go on once it's all dried in


This is why pictures of all the walls before insulation and sheetrock is imporant. Note the electrical, speaker, cable, HVAC and plumbing all running through the same bay in between the I-Joists.

Here's a view of the house at sunset.  Note the visible portion of the roof is installed and the garage front is set to receive the door (which we haven't ordered yet).
